How Much Does A New Roof Cost? (Secrets Revealed)



You have worked your entire life to accumulate the possessions in your home, this is where your family lives, where memories are created and stored - yet you want to find the cheapest price possible for a new roof?   


Best value for your investment in a new roof, yes, but focusing strictly on the lowest price is not something I will ever understand.


How much does a new roof cost?    


Obviously, that is a difficult question for any roofer to answer, until they know more about your existing roof, how long you plan to live in your home, and what you are considering shingle style and color-wise.

One way to answer the "how much" question is to first explain the basics of the residential roofing business in our area.    

This is a short-list of issues/concerns we must address prior to and immediately after every residential roofing project in our Mobile-Baldwin County area.

1.  Building Code requirements - these vary by enforcement jurisdictions;
2.  Existing roof on your home - steep pitch or other difficulties in removing;
3.  Roof decking (soft spots, does the decking meet code requirements?);
4.  Permit application (flood zone permits can take 5-7 days to secure);
5.  Ordering our insurance certificates for the homeowner;
6.  Scheduling the installation;
7.  Scheduling materials, supplies, and crews;
8.  Weather
9.  Profitability


Major component pricing for a residential roof replacement in Mobile or Baldwin County, Alabama.

Assume a 35 square roof  (3,000 square feet of roof decking area):

When a customer tells me we need to lower our prices, I sincerely want them to tell me which part of the costs/retail pricing should I remove or reduce?

Shingles, labor, insurance, building-code items in the "Prep Decking Area" or what? 

If this represents a typical roof in our area, then the price is roughly $300 per square (a square is 100 square feet of roofing area that is 10-15% greater than the actual roof decking area).
